Experienced landlords will recognise that with maintenance or “project managing” development works prior to (or during) lets, scheduling and co-ordinating trades can sometimes present time management issues.
To help mitigate costly time delays we’ve developed Town & Country property maintenance services.
Through Town & Country we are able to “join the dots” and help facilitate timely, efficient service delivery to keep projects and tenancy turn-around times moving along.
Of course, where it’s sensible, or there are compliance considerations ( eg. gas, electric, plumbing etc.) we’ll contract specialist trades as the first option.
Town & Country can help take up the slack on general maintenance – the sort of odd-jobs and “handy-man” tasks that many property owners do themselves in their own homes. Everything from changing a light-bulb to “project managing” a refurbishment.
Quality is important to us so we will not accept poor standards of work.
As experienced landlords ourselves, we’ve taken a keen interest in works quality specification details. We’ve drawn our standards from “time served” trades people and are happy to provide these specifications on request.
Most importantly Town & Country is about time efficiency and cost efficiency.
General maintenance is billable from £20 per hour – a far lower rate than most agencies contract these sort of works for.
"Semi-skilled" works (such as ceramic tiling) or "Heavy labour" are billable from £25 per hour.
As we’ve said elsewhere, we are very serious about being “competitive”. If you hear about service providers who are reliable, available, great quality and cost effective - please tell us - we want to meet them!
Project Management / Contract Instruction
Of course we are able to offer "project management" or "contracting" trade services for landlords not on our managed service packages. The fee for this service is 15%.
Major works (over £500) for landlords on our managed service package or for works required prior to entering a managed service package we will also charge a management fee of 15%.
